Michigan Commercial Property Insurance

Commercial property insurance protects the physical things your Michigan business depends on — your building, equipment, inventory, and furnishings — against fire, storms, theft, and more. The right policy also replaces the income you lose while you recover.

What we do for commercial property insurance clients

  • Replacement-cost coverage — we push for replacement-cost over actual-cash-value where it makes sense, so a claim rebuilds your business instead of paying depreciated pennies.
  • Business income protection — we add business interruption coverage so a covered loss doesn't also cost you your revenue and payroll.
  • Accurate valuations — under-insuring triggers coinsurance penalties at claim time — we value your building and contents correctly up front.
  • Multi-carrier shopping — we compare property markets to fit your building type, occupancy, and location.

Businesses we cover

Owners and tenants of retail spaces, offices, restaurants, warehouses, light manufacturing, mixed-use buildings, and more. Property coverage is often bundled with general liability in a cost-effective Business Owners Policy (BOP).

What commercial property covers

  • Buildings — your structure, including permanently installed fixtures and systems.
  • Business personal property — equipment, inventory, furniture, and supplies.
  • Business income & extra expense — lost revenue and added costs while you recover from a covered loss.
  • Outdoor signs & fixtures — exterior signage and property in the open.
  • Equipment breakdown — mechanical or electrical breakdown of critical systems (added).

Common questions

What does commercial property insurance cover?

Your building, business personal property (equipment, inventory, furniture), and often business income lost while you recover. Coverage forms range from basic named-peril to special (open-peril). It typically does not cover flood or earthquake, which are separate.

Do I need commercial property insurance if I rent my space?

Yes. Your landlord's policy covers the building shell, not your equipment, inventory, improvements, or lost income. A tenant's property/BOP policy covers what's yours — and most commercial leases require it.

What is actual cash value vs. replacement cost?

Replacement cost pays to repair or replace at today's prices. Actual cash value subtracts depreciation, which can mean a fraction of what you need. We help you choose and price the right valuation.

Does commercial property insurance cover floods?

No — flood is excluded from standard commercial property policies and is written separately. If your business is in a low-lying or flood-prone area, we can quote commercial flood coverage.
