Who needs to buy builders risk — owner or contractor?

Either can, but it should be clearly assigned in the contract. Lenders usually require it on construction loans, and many general contractors require it on commercial projects. We help structure it so the right party carries it.

How long does builders risk coverage last?

For the construction period — typically 3, 6, or 12 months — with extensions available if the project runs long. Once the building is complete and occupied, you switch to a standard property or homeowners policy.
